Enterprising Tom Parker and his wife Mary's coach back from London trips over a road obstacle and is helped u eagerly by the locals. Village patriarch Heywood declines an invitation to come see what wondrous plans he's realizing for 'the finest seas resort' at Sandition, but is persuaded to let his teen daughter Charlotte be their guest. Suddenly she's thrown among the elite plotting for prominence, especially around obscenely rich widow and main resort investor Lady Denham . Tom presents her to all the resident and visiting socialites, including Denham's castle estate, where's she's sworn to secrecy about a dubious affair involving the protege niece mistrusted by the wealthier would be-heirs, and even takes her sample the novelty bathing infrastructure- Victorian tent-gowns for ladies, gents in the buff. Only at the ball the Parkers count on to give the project notoriety in London, Charlotte meets Tom's dashing, court-acquainted brother Sidney, while fat third brother Arthur seems a mindless buffoon.

Aiming to seal a match for her nephew Edward, Lady Denham hosts a pineapple party for the West Indian heiress, Miss Lambe. Edward's beautiful relatives Esther and Clara complicate matters, while Charlotte and Sydney have an awkward confrontation.

Sydney's friends return to London, proving the resort needs luring entertainment. Tom trusts in reputed hydrotherapy specialist Dr Fuchs's appeal; but the demonstration Lady Denham reluctantly hosts is just boring, until her parasitical protege niece Clara Brereton, fearing to be thrown out as Edward's sister Esther plot against her fakes being burnt by Fuchs' shower contraption invention. Foreman Stringers' mason father has a bad fall on the resort construction site; so, they fear an amputation. But quick nursing by Sydney and Charlotte, they reconcile in the process, and Fuchs's skill save the leg and Tom finally agrees to pay for more men and equipment, even if that requires Sydney arranges an extended bank loan in London, where Miss Lambe seems to have left a secret lover.

Tom Parker keeps pretending all goes well, even buys his wife a precious necklace 'to celebrate,' but actually Syndey returns without any London bank agreeing to extend credit, nor does the regatta project get off. Foreman Stringer bitterly finds his father was right to doubt the point in drawing plans for a pagoda as Tom discards that idea and still doesn't deliver extra men or equipment. Dr. Fuchs prescribed Lord Babbington and his hypochondriac companion regular exercise. But after the donkey ride, he overexerts walking until flattened by sunstroke. Lady Denham summons would be-heirs Edward and Esther to instruct which suitably rich and/or titled parties they should court. But after some bickering with Clara Brereton, who yields little sympathy for her burn, Esther runs out having waved all candidates, Clara guesses she's actually in love with step-sibling Edward, who privately makes clear they can't abandon the inheritance waiting game to indulge in expensive dreams, but must marry others 'sensibly.' Sydney's new respect for Charlotte and vice versa melt away when he finds out she helped his ward Lambe sneak out on a 'picnik' with fellow-black lover Otis Molyneux, who took them on the river in a 'borrowed' rowboat, so Sydney returns the forbidden unsuitable suitor to London.

Sidney returns from London with socialite friend for the resort's generally-attended first beach cricket match, warning Tom further credits are impossible. Yet the Stringer's team is appeased to appear, demonstratively late, after more vague promises of back wages. Lord Babington's romantic advances finally seem to get a response from Esther, rendering Edward jealous; then, she backtracks. As the gentlemen team falls a man short, Charlotte joins them; and thus forgets all about her promise to escort Lambe to secretly meet Otis, leading to another furious confrontation with Sidney. Lady Denham has a fit.

Lady Denham 'finally' seems gravely ill; so, Edward looks frantically for her last will. But, it's Clara who finds it and demands a hefty share of the inheritance to burn it, as it leaves her fortune to charities and the Sanditon project. Charlotte not only fails to find Lambe in London, but has to be rescued by Sydney, whom she persuades to take on the task and wins her respect by specifying he turned way from slavery and unmasking lover Otis as a gambler who sold his claim on the heiress to even his debts. They give chase to the dodgy entertainment entrepreneur to rescue ungrateful ward Lambe. Charlotte now accepts to attend a London society ball as his escort, to promote Tom's project, which arouses painfully little interest, despite his ample promotion of the regatta with Babington's help.

As the Sanditon summer regatta approaches, Sidney wrestles with his feelings towards an old flame and Young Stringer reveals his feelings to Charlotte. With Lady Denham at death's door, the tensions between Edward, Clara and Esther finally come to a head - with surprising consequences.

SPOILERS Tom Parker's dream seems to have come true as the London socialites reassemble for Sanditon's first Midsummer Ball, while Stringer Junior prepares to leave for a London job as an apprentice architect. But, his father returns too soon to work and falls asleep, unable to prevent candles causing a major fire. Lady Denham is delighted to see her now-sole heir Esther finally engaged to Lord Babbington, but refuses to pay for repairs. So, Sidney buys Tom out by dumping Charlotte, who returns to her native village, and agreeing to a loveless marriage to Eliza Campion after all.
