Phil hopes to finance his Mediterranean retirement with Edith by selling his Twickenham home, but local agent Percy makes preciously little progress. Everybody has their ideas and motives to facilitate or sabotage their move, but cleaner Queenie persuades Phil to give her competing mate Sandra's open house method a chance, only to scare off every interested party with lies about smells and ghost, while Roger and Norman are invited to perform their lame ventriloquist and serenade busking acts.

After the open house disaster, Phil has just left, atypically, but the police isn't concerned and the cabby friend's improvised sniffer dog simply finds him in the park, wandering aimlessly. With his mate Bob is hospital, his estranged daughter, visiting from Glasgow, meets his mate Roger, who invites her to stay, hoping she might be his most hypothetical 'lost twin'. Roger also rented the guest room to American tourist Rick and his wife, ignoring his mother already agreed to her meddling sister Joan visiting, and she's not easy to turn down or fool with a Patagonian cover up story.

Edith is finding her sister Joan irritating in the extreme. Meanwhile, impatient to see Phil sell the house, Roger decides to try and help the process along by checking the roof for dry rot.
